Julie Bailey


Born and Swindon based all my life, part of a large wide spread family throughout Swindon. Both my parents were born and lived in Swindon all their lives, and still do in West Swindon. I have been married to Martyn Bailey for almost 40 years, I have 3 grown up children, all living and working in Swindon, 4 grand children, brothers, numerous cousins, aunts and uncles.


I have previously worked for a selection of Residential Lettings and Property Management, companies, from the days when we were always the back office of the Estate Agents up to the Modern Times of Letting Agents having their own, standalone offices and businesses.


Lettings started as the poor relation to Estate Agency, following changes in the Lettings Regulations making it easier to offer rented accommodation, due to being able to get the property back when necessary. Lettings have grown into a large business of its own, needing different skills to Estate Agents, although a lot of Estate Agents get into Lettings when the selling market drops. I have never been an Estate Agent and believe that they often get lettings wrong, as although the business is property based, lettings/property management is totally different from selling a house and requires completely different specialities such as long term management skills. Lettings requires long term business relationships with both landlords and tenants; you do not hand over keys and walk away.

Having completed all the training Courses, attended all the information days and then ran my own business for many years, I have a great overview of Residential Lettings. I am also a Landlord myself.


Throughout my career I have spent time working in areas outside of Swindon, such as Bristol, Bath, Chipping Sodbury/Yate, and have covered rural areas such as Dursley, Tetbury, Malmesbury, Cirencester, Shrivenham, Faringdon, etc.


Previously owned and operated a successful franchised business in Swindon, growing the Portfolio from 25 to 300+ managed properties, moving from a small serviced office to Commercial Road Premises, when standalone Letting Agents were a rare thing in Swindon and building a successful business and reputation.


Now based in Swindon offering a specialist service to new landlords, often the first time they have offered their property to let, Investment landlords wanting advice on purchasing a property to offer to the letting market, letting a family members home whilst they are in care, etc. Happy to answer any question/concern landlords have regarding the legal aspects of becoming a landlord right down to what colour the carpets should be, after arranging thousands of lets, hopefully I have the answer. I take my time, no longer overseeing a large Portfolio and a very busy office premises, able to meet landlords at their home, visit properties with them and arrange contractors as required. Getting the property ready for offering to let, is so important to attract the best possible tenants, most of my tenants stay long term, with 12 years being the current record.

Residential Lettings can offer a great return and investment; however it is a long term investment, not a get rich quick scheme.
